Fire Doors Brisbane connects building occupiers, body corporates and strata managers with QBCC-licensed fire protection contractors. We do not carry out inspections or remedial work ourselves.
In Queensland the obligation sits on the OCCUPIER of the building, not the owner. That catches a lot of tenants and body corporate committees by surprise, because in other states the wording is different.
Each year the occupier gives an Occupier's Statement — Form 74 — to the Commissioner of the Queensland Fire Department. It states that the building's prescribed fire safety installations have been maintained to the standard. Fire and smoke doors are one of those installations.
You cannot sign that statement honestly without the inspection records behind it. That is what this service exists to get you.

Not in Queensland. That is the New South Wales instrument. Queensland uses an Occupier's Statement, Form 74, given to the Commissioner of the Queensland Fire Department under the Building Fire Safety Regulation 2008.
The regulation puts the duty on the occupier. That can be a tenant occupying the building. On common property it is the body corporate. It is worth establishing before the statement is due.
